The River Bank Ranch is a working cattle ranch on the east bank of the Brazos River 45 minutes from downtown Houston rb-duck-sloughand was once part of the historic Sunnyside Plantation established in 1842.  The ranch includes several miles of river frontage, multiple lakes and sloughs with plenty of wooded areas to compliment the numerous pastures of improved grasses.   The property also has two miles of frontage on FM 529 midway between Hempstead and Brookshire.  It is rare to find a ranch of this size with proximity to Houston, particularly in such a sought after area.

Location:             The property lies on the south side of FM 529 just east of the Brazos River Bridge in central Waller County.

Habitat & Topography:            The ranch is primarily flat along river with rolling terrain working its way up as you move to the east away from the river.  The ranch has multiple thick stands of oaks and pecans along the river, along Irons Creek, and dotted throughout the pastures.  It is fenced and cross-fenced for grazing and hay cutting.

 Wildlife, Hunting:    White-tailed deer, hogs, dove and waterfowl live on and use the property.  This property is located on the western edge of the historic Katy Prairie, known for its waterfowl potential.

Water:           Surface water includes two miles of Brazos River frontage, several duck sloughs and two larger lakes (one 17 acre lake & one 28 acre).  Irons Creek runs for 1.5 miles through the middle of the property and normally holds water.rb-river-frontage  There are multiple water wells throughout the property for livestock and one irrigation well used to fill the duck sloughs and the 28 acre lake.

Equestrian Potential:     This ranch lies in a region west of Houston that has seen an explosion of growth within the equestrian community.  With ample portions of the ranch providing good footing for horses and the proximity to nearby clinics, shows and services; equestrian related activities could be a great additional component for this property.

Improvements:    There are several barns with electricity on the rb-3-bedroom-homeproperty and one 3 bedroom home in fairly good condition.  Most fences are in good or excellent condition.

Electricity:            Electricity is found throughout the ranch to all water wells.

Minerals:     Sellers will convey ¼ of the owned minerals on the ranch.  There is no production and the ranch is not currently leased..
