This is a renters’ market. With the economy being as it is, renters are scarce, rental properties are legion. Renters can afford to be as picky, choosy, and moody as they want; if you are a landlord, you cannot begrudge them the edge they have finally achieved over you. These days, money is scarce, people are living with their mothers and grandmothers, and few are willing to rent. In such circumstances, if you do get a prospective renter, you may want to go just that extra distance to please them so they rent out your property, finally.

Very little money is required to do this; just a bit of humility and some hands-on action are all that is asked. Nobody is asking you to convert your one room condo into a duplex; one room condo it has been and as a one room condo alone it will be rented out. No need for drastic measures and expenditures, but making small alterations here and there may please a renter and boost your chances of renting.

One area that probably needs some extra attention is the bathroom. A few thoughtful bathroom accessories that don’t cost more than $30 may just make the difference between your property and the one they saw on Van Buren. Why not add a pretty lamp above the dressing mirror? Perhaps a nice looking plastic shelf above the basin is all that is asked for; or a prettier shower curtain, a softer carpet, a few add-ons here and there.

The living room will also require some thought. Add a pretty picture or something, a little flower vase with fresh flowers when they come to inspect. Maybe a more colorful drape for the window, or a cheap, but elegant looking chandelier, perhaps? Just a few minor alterations may get you a renter.

    I’m a landlord and I find that the bathroom is always the selling point of the house. I find having both a bath and shower is usually very attractive.
